IN THE NAME AND BY THE AUTHORITY OF THE CITY OF MONTICELLO, IOWA
RESOLUTION #13-35
Resolution to approve Site Plan related to proposed 6-Plex to be built on property generally described as 653 N. Cedar Street.
WHEREAS, John and Justin Monk have presented a Site Plan related to a 6-Plex proposed to be built on property generally described as 653 N. Cedar Street, and
WHEREAS, The City Planning and Zoning Board has reviewed the site plan as prepared and has recommended its’ approval to the Council, and
WHEREAS, The Planning and Zoning Board also recommends that the Council follow the proposals of the City Engineer in regard to the following:
1. 5 trees and 9 shrubs be planted.
2. The parking areas be constructed of at least 5” of PCC pavement with a 6” granular sub-base.
3. Sidewalk installation shall be consistent with the ADA.
4. One parking spot shall be designed as a handicapped parking stall as specified within the Monticello Code of Ordinances. (Page 1094)
5. All parking stalls shall be at least 9’ x 18’, with the exception of the handicapped stall which shall be as specified on page 1094 of the code.
6. A total of twelve (12) parking stalls are included consistent with engineer specifications.
7. All other recommendations set out in the Snyder & Associates letter are followed.

WHEREAS, The City Council finds that the Site Plan should be approved as recommended by the Planning and Zoning Board, subject to the above restrictions.
NOW, THEREFORE, BE IT RESOLVED that the City Council of Monticello, Iowa does hereby approve of the Site Plan to the proposed 6-Plex to be located at 654 N. Cedar Street subject to the conditions noted in the body of this Resolution.
